The 203k Rehab Loan Option
For Home Buyers
203k Rehab Loans provide a wonderful opportunity for home buyers to select a less expensive property that needs renovation, and then be able to afford to customize every design/rehab element.  There is no need to be intimidated by this process if you are working with a qualified contractor.  Your mortgage pro can tell you more about the actual financing options and how these loans work in tandem with your primary home loan, but we have created an important guide for you to use in selecting the best contractor and setting yourself up for a positive experience.  Not just any Contractor will be equipped to handle the paperwork, qualify with insurance, and be willing to expedite your project while waiting for months to get paid by the bank.   Click on the link to the right to learn how to  successfully navigate the entire project using our 203k Home Buyers Survival Guide.  This guide can assist you anywhere in the United States and to work with any contractor you choose.  Then after you have read this, if you are local to Central Florida and have selected your property,  download the 203k Procedures Guide as well.  You will need to have read both of these guides before you request a 203k estimate so that you will know how to work with us, what Central Florida locations/loan levels are required, and the timelines for estimating.  Once you've read these guides thoroughly and collected the necessary information, you will then be ready to click on the link at the top of the page to Request an Estimate.

Residential Rehab
For Homeowners & Investors
We primarily work with (3) types of residential rehab clients.  This includes current homeowners who would like to 'fix up' or renovate their primary residence; investors who have purchased an investment property and need it renovated in preparation for sale or rental; and new home buyers looking specifically for a 203k contractor to complete their loan renovations.   If you are arriving on our doorstep to request a project estimate and you are a current homeowner or investor, your necessary starting point with us will be to complete our simple online Request an Estimate form.  If you are a potential new home buyer and need a 203k rehab estimate for a property you are intending to purchase, you will need to read the next section carefully.  Our specialized 203k rehab program provides you with total support and education at every step of the process.
How Protected Are You?
Did you know that allowing a handyman or contractor to work on your property without full workers compensation insurance leaves you 100% liable and open to a law suit even if they present a workers comp exemption certificate, liability insurance or sign a liability waiver...?

Did you know that an investor is not allowed to do repairs or rehab themselves on any investment property that is not their primary personal residence...?

Our educational programs provide you with simple access to knowledge on many subjects, and we encourage you to read the 1-page Rehab Law & Insurance Guide found in the above Quick Links Section before hiring any contractor.
